International students in Cardiff occupy an important part of the renting market. They are suggested to come to the advice organizations seeking for help before they sign up for any contract.

As foreigners and students, most of them have met some problems in their renting process. For example, the letting agency and all the landlord want if they are able to have a guarantor based in UK. In fact, the letting agency is often ask a lot of money in advanced, that is very difficult for international students to meet their requirements.

Zandra Pitt, a staff leader in Student Advice office in Cardiff University, said: “it is really important that people very well aware of the exactly what the standard the accommodation is. International students are often being aware, what the obligations and responsibility they have, and likewise what the responsibility the landlord have to them as well.”

She also introduced the Welsh Government newly launched the Rent Smart Wales scheme to prevent rogue landlords and agents from letting and managing properties. “We do advise students to approach Cardiff council which has powers to look at the conditions of private renting.”
